At the age of 22, he made the bold decision to leave college and pursue real estate full-time. This moment of inspiration came after attending one of my boot camps back in 2002. By the end of the event, he and his friends were fired up and ready to take action. They made the decision to jump in and not look back.

Patrick’s story is a reminder that the traditional route isn’t the only one to success. Sometimes, the best opportunities come when you take risks and bet on yourself.

The Importance of Mentorship and Education

Mentorship played a crucial role in Patrick’s early success. At my boot camp, Patrick learned about creative financing strategies that would later become key to his business. But that was just the start.

These strategies allowed them to close deals with little to no money out of pocket.

For Patrick, it’s not just about finding money. It’s about structuring deals creatively to make them work for everyone involved.

Marketing and the Power of Content Creation

As Patrick’s real estate business grew, so did his interest in marketing. He saw the potential of using content to educate and attract others to his business.

Over time, he built a successful educational company, focusing on teaching people about private money and creative real estate strategies. A big part of his success came from mastering online marketing, specifically, copywriting, sales funnels, and split testing.

A shift in mindset can often be the difference between success and failure. Patrick’s mindset shifted as he moved from being a deal-focused investor to someone who built long-term wealth.

One key lesson he shared was the importance of cooperation over competition. In the early days, he and Dusty worked with other investors in the community, which resulted in more successful deals.

Patrick’s journey highlights how focusing on the long-term, rather than just the immediate deal in front of you, can lead to sustainable success.
