I recently had the honor of speaking with Randy Zimnoch, a real estate entrepreneur and co-founder of Realty National Southern California, on my podcast. Randy shared his journey, offering insights into how he successfully transitioned from house flips to land deals, while also shedding light on the strategies that helped him thrive in real estate. Randy’s Journey from Home Flipping to Land Investing

Randy’s real estate journey started in Southern California, where he learned the ropes of home flipping. He had the fortune of learning from experienced mentors, and over time, he refined his skills, eventually building a successful flipping business in one of the most competitive markets in the country.

From 2010 to 2017, Randy’s team was flipping 70 to 80 homes a year, working in everything from small properties to multimillion-dollar developments.

However, Randy knew the key to staying ahead was diversification. So, over the past two years, he expanded his business from flipping homes to land investing.

Why land?

For one thing, land investments can be managed remotely, which opened up a whole new world of opportunities for Randy. The ability to buy and sell land without needing to be on-site was a game-changer. Randy’s willingness to evolve and tap into new opportunities like land investing has been one of the main drivers of his success.

Insights on Achieving Real Estate Investing Success

Randy shared several key insights during our conversation that I believe are crucial for any investor.

How Agents and Investors Can Work Together Effectively

Randy emphasized that investors need to build strong, symbiotic relationships with agents. The role of the agent is critical in finding properties that meet an investor’s criteria, and the agent gets the added benefit of working with someone who can close quickly.

For investors, being a licensed agent themselves can streamline this process. By getting access to the MLS and working directly with agents, investors can act fast, closing deals that others might miss.

Randy’s advice for working with agents is simple: be clear about what you want and follow through on your promises. When you build that trust with agents, they’ll bring you deals that might not even make it to the market.

Obtaining a Real Estate License: Benefits to Investors

Being a licensed agent as an investor is not just about access to listings, though—it’s about the speed and efficiency that come with having such a designation.

When Randy became licensed, it changed the game for him. He could represent himself in transactions, speeding up the process and making deals happen without waiting for a third party. This is crucial in a competitive market where time is money.

Additionally, Randy was able to grow his brokerage, Realty National, because of his real estate license. It gave him the tools and credibility to expand, hire agents, and build a national network that made his business more efficient and scalable.

Networking Strategies for Real Estate Success

Randy shared how his business grew through consistent, in-person networking at realtor events, like real estate caravans. These events allowed him to build relationships with agents, some of whom brought him off-market deals.

For Randy, you need to show up every week, pitch deals, and offer something of value. When agents see that you’re serious and consistent, they’ll begin to think of you when they come across deals that might be a fit for your business.

He said that when you close deals and do right by agents, they’ll keep bringing you the best deals, sometimes even before they hit the MLS.

From the 2008 financial crisis to the current market trends, Randy has seen it all. One of the things that has helped him stay successful is his ability to thrive in market disruptions. While others might panic, Randy sees opportunity.

When markets are uncertain, it’s essential to stick to a proven formula for success. This formula allows you to identify the right deals even when the market is in flux.

Leadership plays a significant role here—having the vision to see opportunities where others see risk is a key trait of successful investors. Randy’s ability to adapt and adjust his strategies over the years has allowed him to continue growing his business, regardless of market conditions.
