In his first year, he earned $73,000 from 10 deals. This wasn’t a quick win, but it laid the groundwork for everything that followed. The important thing here is to take action. Jeremy didn’t wait for the perfect conditions. He started where he was.

Mentorship: A Shortcut to Success

Jeremy’s success didn’t happen by chance. He made a critical investment in mentorship, and it paid off. He attributes much of his growth to the coaching and mentorship he received early on. This allowed him to fast-track his success and avoid costly mistakes.

Now, through his coaching business, REI Freedom, Jeremy helps others get started in wholesaling and real estate investing. He believes that no one can succeed without a mentor to guide them through the ups and downs.

Marketing: The Engine That Drives Success

Marketing is the backbone of every real estate business. Jeremy started with cold calling and direct mail, but as his business grew, he moved into SEO, TV ads, and pay-per-click strategies. Jeremy also emphasizes the importance of consistent marketing. Even though direct mail had long conversion cycles, he didn’t stop. He tested new approaches while sticking to what was working. Over time, his inbound marketing efforts delivered higher-quality leads.

Jeremy’s business thrives on follow-up. He talks about how most of his deals come from leads he’s been following for months, even years. The stats speak for themselves: 50% of people never follow up with leads, and most deals close after the 7th to 12th follow-up.

For Jeremy, it’s not just about making a sale; it’s about building relationships and following up consistently. This is where many investors drop the ball, but Jeremy’s commitment to following up has set him apart.

Creative Financing: Unlocking New Deals

Jeremy’s creative approach enabled him to buy properties at 25% of their value and still make substantial profits.

Lessons from Best and Worst Deals

Jeremy shares some valuable lessons from both his best and worst deals. His worst deal involved a property that lost significant value, leading to a potential $40,000 loss. But even in this situation, there were key takeaways that will guide his future investments.

On the flip side, his best deal involved purchasing a property at a deep discount and making $200,000 by simply waiting for the right buyer.

Adapting to Market Shifts

Jeremy emphasizes how important it is to stay flexible. When interest rates rose, he shifted his strategy away from flipping and focused more on wholesaling and wholetailing. This shift helped him avoid some of the challenges other investors were facing, especially those still heavily invested in flipping.
